Clever Built Cabins is committed to delivering great quality and reliable service. We understand that every garden building is a big investment, and we take pride in providing clear information, reliable delivery, and aftercare that makes a real difference. 1. Introduction
These Terms & Conditions ("Terms") govern the sale of products by Clever Built Cabins ("we", "us", "our") to customers ("you", "your"). By placing an order, you agree to be bound by these Terms. Please read them carefully before ordering.
These Terms apply to all sales within the United Kingdom. These Terms are governed by Scottish law, which will apply except where local law in England, Wales, or Northern Ireland provides additional rights to consumers.
2. Product Information
All cabins are sold as flat-pack kits and must be assembled by you or a professional installer. Images and descriptions are illustrative only. Natural materials like timber vary in appearance and may contain minor imperfections.
Our cabins are not residential buildings unless stated and do not come with building regulation approval.
Only cabins purchased as fully insulated kits directly from Clever Built Cabins are eligible for the 5-year structural warranty. Customers who modify or insulate single-skinned models themselves do not qualify for the extended warranty.
2.1 Custom Cabin Designs and Customer Specifications
Clever Built Cabins offers customers the option to request layout changes, sizing adjustments, or other modifications to existing cabin models. These requests are passed to our manufacturing partner and fulfilled only where feasible within the limits of the product design. We do not offer architectural, structural, or planning advice.
All design changes are based solely on the customer's stated preferences. Clever Built Cabins does not create custom designs, provide structural calculations, or guarantee suitability for specific uses or sites. It is the customer's responsibility to ensure the final specification meets their intended purpose and complies with any local planning or building requirements.
3. Ordering & Payment
We offer two payment structures depending on the type of order placed. All our cabins are manufactured to order, and once production has begun, cancellation rights may be limited as set out below.
3.1 Standard Cabin Orders (Cabin Only)
For standard cabin purchases (without add-on services), the following payment terms apply:
- A 50% deposit is required to confirm your order.
- The remaining 50% balance is due when your cabin is ready to be dispatched from the factory.
Orders are considered confirmed once the deposit has been received. Dispatch will only take place once full payment has cleared.
Due to the made-to-order nature of our products, this deposit becomes non-refundable once production begins. If you cancel your order before production has started, we may, at our discretion, refund all or part of your deposit depending on costs incurred.
3.2 Cabin Orders with Add-On Services
If your order includes one or more of our add-on services, such as foundations, assembly, roof or floor insulation, wall insulation, gutters & downpipes, or electrical work, the following staged payment structure applies:
- 50% deposit to confirm your full order
- 40% balance due when your cabin is ready for dispatch
- Final 10% payable upon completion of the agreed on-site works
Once the cabin enters production, the deposit becomes non-refundable. Payments for services are tied to delivery and completion milestones, as outlined above.
Important Notes on Deposits and Refunds
All cabins are built to order and may include customer-specified changes. In accordance with the Consumer Contracts Regulations, the 14-day cooling-off period does not apply once production of a custom or made-to order item has begun.

4. Delivery
4.1 Delivery Inclusions
Clever Built Cabins offers free UK mainland delivery as standard. Your cabin will be delivered by our trusted logistics partner, with a proven track record of safely delivering garden buildings throughout the UK.
4.2 Dispatch and Shipping
Once your cabin has been manufactured, securely packed, and is ready to ship, you will receive confirmation from our team.
- If a deposit was paid, full payment must be received before dispatch.
- Your cabin will be shipped from our European manufacturing facility and delivered to a UK logistics hub for sorting and onward distribution.
4.3 Delivery Process
- All deliveries are kerbside and made using a large vehicle with a Moffett or similar offload equipment.
- Delivery vehicles require sufficient access (typically a 26-tonne truck). If you are unsure, please contact us in advance to discuss access suitability.
- Cabins will be offloaded to the closest safe point on or near your property. Our delivery specialist will not carry goods through narrow gateways or into rear gardens.
4.4 Customer Responsibility on Delivery Day
You or a nominated person (whose name and contact details have been provided in advance) must be present to receive and sign for the delivery.
- If no one is present at the time of delivery, redelivery charges may apply.
- If someone else will be accepting delivery, you must notify our delivery partner using the details provided in your dispatch confirmation email at least 24 hours prior.
4.5 Delivery Timeframes
Delivery typically occurs within 14–21 days from arrival in the UK, depending on geographic location and vehicle routing. Specific delivery dates will be confirmed in advance by our delivery partner.
4.6 Missed or Failed Deliveries
We are not liable for failed deliveries due to:
- Inaccessible delivery sites
- Incorrect delivery information provided
- Absence of a responsible person to accept delivery
Redelivery fees or storage charges may apply if delivery must be rescheduled. If we attempt a delivery and are unable to do so due to a breach of our delivery terms, we reserve the right to charge for that attempted delivery, payable before re-delivery. If courier delivery is required, courier and packaging costs will apply.
4.7 Inspection and Reporting of Issues
You must inspect the cabin on delivery and report any of the following within 14 days:
- Visible damage or delivery-related defects
- Missing parts or components
If items are missing or damaged, this must be noted on the delivery discrepancy note if noticed at the point of delivery, or reported in writing within 2 calendar days of delivery. Where minor cosmetic damage occurs (e.g. cracked windowpane or handle), we may offer a partial refund or contribution toward localised repair as the most practical and cost-effective resolution.
4.8 Delivery Surcharges (Remote Areas)
Free UK Mainland delivery applies to most postcodes. However, certain areas such as the Scottish Highlands, island, and other remote locations may be subject to additional delivery surcharges. If address falls within one of these areas, we will contact you before confirming your order to discuss any applicable costs.

5. Cancellations & Refunds
We understand that plans can change, and we aim to be as fair and transparent as possible. However, due to the bespoke nature of our cabins, cancellations and refunds are subject to the conditions outlined below.
5.1 Customer Cancellations
All Clever Built Cabins products are manufactured to order, and in some cases may include customer-specified modifications or layout changes. As such:
- If you wish to cancel your order, you must notify us in writing as soon as possible.
- If cancellation is requested before production has started, we may, at our discretion, refund part or all of your deposit, minus any costs already incurred (such as admin, processing, or factory allocation fees).
- Once production has begun, the 50% deposit becomes non-refundable.
This policy is in line with UK Consumer Contracts Regulations, which allow exemptions to the 14-day cancellation period for goods that are custom-made or personalised.
5.2 Cancellation by Us
We reserve the right to cancel an order under the following circumstances:
- Pricing, typographical, or specification errors that result in incorrect product or price listings
- Product unavailability or supplier issues
- Incomplete or inaccurate payment or delivery information
If we cancel your order, we will notify you as soon as possible and issue a full refund of any payments made.
5.3 Returns
Due to the size, weight, and made-to-order nature of our cabins, we are unable to accept returns unless the item arrives damaged and a localised resolution (e.g., replacement parts or partial refund) is not viable.
6. Warranty (Structural Warranty)
We offer a structural warranty on all cabins, depending on the model:
- 5-Year Structural Warranty for fully insulated cabins sold by Clever Built Cabins
- 2-Year Structural Warranty for single-skinned cabins
All warranties are subject to the conditions outlined below.
What is Covered:
- Structural integrity of timber components (walls, roof, and floor panels) from the date of delivery, for the duration listed above based on cabin type.
What is Not Covered:
- Normal wear and tear, fading, splits or shrinkage due to natural timber movement
- Improper installation or use
- Modifications or attachments by third parties
- Damage caused by extreme weather, damp, standing water, or neglect
- Failure to treat or maintain the cabin as per guidelines
Warranty Conditions:
To qualify for warranty claims, you must:
- Treat all timber (internally and externally) with a high-quality wood preservative immediately after assembly
- Re-treat annually with suitable products
- Ensure all windows, doors, and joints are sealed with exterior-grade silicone
- Install the cabin on a solid, level, and well-drained base with sufficient airflow underneath the cabin
- Maintain detailed records of treatment and maintenance, including photos and receipts
Claim Process:
All claims must be submitted in writing with supporting evidence (photos, treatment records, proof of installation). We reserve the right to inspect the cabin or request third-party inspection.
7. Force Majeure
We will not be held liable for any failure or delay in performance resulting from circumstances beyond our reasonable control. This includes, but is not limited to, extreme weather, natural disasters, pandemics, strikes, transport disruptions, war, or supplier delays.
8. Promotional Codes
- Promotional codes must be entered at checkout and cannot be retrospectively applied.
- Codes may not be combined with other offers unless explicitly stated.
- Promotions may be withdrawn at any time.
- Delayed deliveries beyond agreed promotional timeframes may result in pricing updates.
9. Limitation of Liability
Our liability is limited to the value of the product purchased. We are not liable for any indirect, incidental, or consequential damages resulting from use or inability to use the product.
Clever Built Cabins accepts no liability for any personal injury, property damage, or other losses incurred during the assembly or installation of any cabin. It is the responsibility of the customer (or their chosen installer) to ensure that appropriate tools, personal protective equipment (PPE), and safe working practices are used throughout the build process. We are not responsible for the work, conduct, or outcomes of any third-party installers. Customers should ensure that their chosen installer holds appropriate public liability insurance and relevant experience.
If you are unsure about any aspect of the construction, we strongly recommend seeking the assistance of a qualified tradesperson.
10. Governing Law
These Terms are governed by the laws of Scotland. This does not affect your rights under consumer protection laws applicable in England, Wales, or Northern Ireland.
